Do I need a building permit for the Shell?

Accepted Answer

Permit requirements for accessory structures vary by municipality and province. We do not make blanket claims about what is or isn't required in your jurisdiction — requirements depend on your local zoning bylaws, the size and use of the structure, what else is on your property, and other factors. Confirm all applicable requirements with your local planning office before ordering.

What's the difference between a building permit and a development or siting permit?

Accepted Answer

Building permits and development or siting permits are separate approvals in most Canadian jurisdictions. A structure that is exempt from a building permit may still be subject to development or siting approval — covering setbacks, placement on the lot, and land use — depending on your municipality. Confirm both with your local planning office.

I already have a shed. Does that affect my permit threshold?

Accepted Answer

Possibly. Some municipalities count the combined area of all accessory structures on a property toward the permit threshold, even if each structure is individually below the limit. If you already have other accessory structures, confirm with your local planning office whether combined area applies in your jurisdiction.

Question 4

What about electrical permits?

Accepted Answer

Electrical connections require their own permit or inspection, separate from any building permit, in virtually all Canadian jurisdictions. This applies regardless of whether the structure itself requires a building permit. All electrical work must be completed by a licensed electrician.

Question 5

Is it legal to transport on Canadian highways?

Accepted Answer

The Sonic Safehouse is designed to travel within Canada's standard highway-legal dimensions. Final as-built measurements are being confirmed as part of ongoing engineering review.

Question 6

What is the acoustic performance of the Shell?

Accepted Answer

The SS102-S Shell is not an acoustic product — it is an unfinished structure with exposed interior studs and rafters. It provides basic weatherproofing and structural isolation only. Acoustic performance is added through the SS102-A acoustic upgrade, which is currently in final engineering and testing.

Question 7

What acoustic performance does the SS102-A provide?

Accepted Answer

The SS102-A is engineered for professional-grade acoustic isolation. Independent lab testing is currently in progress — we will publish verified performance numbers when testing is complete. We do not state specific STC or IIC numbers as facts until independent testing confirms them.

Question 8

Can I track drums in it?

Accepted Answer

The SS102-A is optimized for vocals, acoustic instruments, guitar DI, podcasting, and mixing. Full drum tracking requires significantly higher acoustic mass than most portable structures can provide. We'll publish specific performance data when lab testing is complete.

Question 9

What does my property need for delivery?

Accepted Answer

You need a clear path at least 10 feet wide and 14 feet high from the street to the pad location — free of low-hanging branches, power lines, or overhangs. See the pad policy on the How It Works page for the three pad options and their warranty implications.

How far do you deliver?

Accepted Answer

We are based in Saskatoon and actively serving Saskatchewan, Manitoba, and Alberta. Delivery is available anywhere in Canada on request. Delivery is an additional cost, quoted per kilometre from our Saskatchewan workshop, and is always a separate line item in your quote.

Question 11

Can the studio be moved after delivery?

Accepted Answer

Yes. Because it sits on a timber skid foundation rather than a permanent footing, it can be picked up by a tilt-deck trailer and relocated. If you move, your studio moves with you.

Question 12

What about ground anchors?

Accepted Answer

Ground anchor installation requires a utility locate beforehand. Contact your local utility locate service (e.g. Click Before You Dig) before any ground penetration on your property.

Question 13

How does the Shell connect to power?

Accepted Answer

The Shell does not include electrical by default. Electrical configuration and certification pathway are being finalized — connection must be completed by a licensed electrician and typically requires a separate electrical permit or inspection. This applies regardless of whether the structure itself requires a building permit.

Question 14

Is the Shell insulated?

Accepted Answer

The Shell has an insulated floor system. The walls and ceiling are not insulated — interior studs and rafters are exposed. Full climate control (insulated walls, ceiling, and mini-split HVAC) is part of the SS102-A acoustic upgrade, currently coming soon.

Question 15

Does the building need to be heated right away?

Accepted Answer

Yes. The building must be powered and heated immediately upon setup — this is a warranty condition. Leaving the structure unheated after delivery voids the warranty. Plan to have your electrical connection completed on or shortly after delivery day.

Question 16

What configurations are available now?

Accepted Answer

The SS102-S Shell ($18,900–$19,900 CAD + delivery) is available to order now. Build time varies based on current production volume and is confirmed when you reserve your build slot. The SS102-A Acoustic Studio, SS102-AT Treatment & Millwork, and Ready to Record configurations are in final engineering and testing — join the waitlist for priority access when they launch.

Question 17

What is the payment schedule?

Accepted Answer

30% deposit on contract signing (locks your build slot and funds materials). 40% at the framing milestone (structural framing and rough-in complete). 30% final payment at pre-delivery inspection on our shop floor.

Question 18

What voids the warranty?

Accepted Answer

Unauthorized modifications — including any alteration to the sealed structure — void the warranty and any stated acoustic performance claim. Leaving the structure unheated after delivery also voids the warranty. The booking deposit is non-refundable once materials have been ordered.
